The Brixton Apartments
Qualifying Criteria
 
We are delighted that you are interested in leasing a new home in our apartment community. In order, to help you make your decision, we have listed below the criteria for qualifying as a resident with us. The Brixton is smoke-free inside the apartments.
 
EQUAL HOUSING.  Non-discriminatory on the basis of race, color, creed, sex, handicap, familial status or national origin.
 
AVAILABILITY.  All apartments are leased on a first come first serve basis. Our company prohibits showing apartments that are not ready. A valid government
issued photo ID is required to view apartments.
 
APPLICATIONS.  To be completed by each person (applicant or occupant) over eighteen (18) years of age who will be residing in the apartment without omissions or falsifications. All applications must include an application processing fee of $50.00, which is non-refundable. Additional adult occupants, other than applicant(s), will also be required to complete an application for an additional fee. A $40.00 administrative fee is due upon move in.  
 
GUARANTOR.  If the applicant does not meet rental guidelines, excluding criminal history, a guarantor may apply. The guarantor must meet the same rental criteria. Guarantor’s income must equal three (3) times the rental amount.
 
INCOME.  Total monthly income must equal three (3) times the monthly rental rate for the specific apartment type desired.
 
EMPLOYMENT.  Must be employed and/or provide additional sources of verifiable income that meets the property’s income requirements (i.e. retirement).
 
CREDIT CHECK.  A complete check of your credit history will be conducted.
 
CRIMINAL HISTORY.  A complete check of your criminal history will be conducted.
 
RENTAL HISTORY.  Rental history will be verified. Must have good payment history at prior residence and proper notice to vacate must have been given. Must not have outstanding accounts with prior apartment communities. Mortgage information may be used as rental history.
 
OCCUPANCY.  One (1) Bedroom – no more than two (2) residents*
                    Two (2) Bedrooms – no more than four (4) residents*
                    *not including occupants up to twelve (12) months old.
                                                                               
SECURITY DEPOSIT.  $250.00 for a one (1) bedroom and $350.00 for a two (2) bedroom. Deposits may vary.
 
RENTER’S INSURANCE. $100,000 liability coverage is required and must be maintained throughout your occupancy. Juniper - Brixton Apartments, The PO Box 19502, Irvine, CA 92623-9998 must be listed as an interested party on the declaration page of the policy. Proof of policy must be provided before move-in. Lemonade policies are not accepted. You have the option to participate in our Damage Waiver program for a small monthly fee of $14 per month, this relieves you from your liability insurance requirement.
 
ANIMALS.  All animals must be approved by management prior to the animal’s move in. Only dogs and cats are permitted. Maximum of two (2) animals per apartment. A non-refundable animal fee of $400.00 per animal is required.  Animal rent is $20.00 per month per animal. Fees and deposits do not apply to service or support animals. All local and City ordinances are enforced.  
 
Signing this acknowledgment indicates that you have had the opportunity to review the community’s qualifying criteria. The resident selection criteria may include factors such as criminal history, credit history, current income and rental history. If you
do not meet the selection criteria, or if you provide inaccurate or incomplete information, your application may be rejected and your application fee will not be refunded.
