AVAILABILITY - All units are leased on a first come, first serve basis.  Our              company policies prohibit showing units that are not ready. A valid government issued photo ID is required to view apartments.

APPLICATIONS - Applications are to be completed by each person (applicant or occupant) over 18 years of age who will be residing in the apartment without omissions or falsifications. All applications must include an application processing fee of $90.00, which is non-refundable. Additional adult occupants, other than applicant(s), will also be required to complete an application for an additional fee. A $45.00 non-refundable holding fee will be required at the time of application.

GUARANTOR - If the applicant does not meet rental guidelines, excluding criminal history, a guarantor may apply. The guarantor must meet the same rental criteria. Guarantor's income must equal five (5) times the rental amount.                                 

INCOME - Total monthly income must equal three (3) times the monthly rental rate for the specific apartment type desired.

EMPLOYMENT - Must be currently employed and/or provide additional sources of verifiable income that meets property income requirements (i.e. retirement). 

CREDIT CHECK  - A complete check of your credit history will be conducted.

CRIMINAL HISTORY - A complete check of your criminal history will be conducted.

RENTAL HISTORY - Must have verifiable rental history. Must have good payment history at prior residence and proper notice to vacate must have been given. No outstanding accounts with prior apartment communities. Mortgage information may be used as rental history.

OCCUPANCY - One (1) Bedroom- No more than two (2) residents*, Two (2) Bedrooms- No more than four (4) residents*. Three(3) Bedrooms- No more than six (6) residents*.
*Not including a child up to 12 months old

SECURITY DEPOSITS - $250.00 for one (1) bedroom. $350.00 for two (2) bedrooms.  $400.00 for three (3) bedrooms.

RENTERS INSURANCE - Lemonade policies are not accepted. You have the option to participate in our Damage Waiver program for a small monthly fee of $14 per month, this relieves you from your liability insurance requirement.

ANIMALS - All animals must be approved by management prior to the animal's move-in. Maximum of three (3) animals per apartment. A non-refundable animal fee of $400.00 for 1st pet, $600.00 for the 2nd, and $900.00 for the 3rd pet is required. Animal rent is $15.00 per month per pet. Fees and deposits do not apply to service or support animals. All local and city ordinances are enforced. All applicants must complete our pet screening. This includes applicants with service animals and applicants with no pets. All pets must be registered/approved through our pet screening service. Fees apply for the screening service for pet owners only.
